Overview

Garage Clearance explained — in plain English.

What it is

Complete clearance of an attached or detached garage — tools, equipment, white goods, furniture, paint and chemicals, old project cars' worth of parts, and the inevitable mystery boxes. Floor left tidy on completion.

Who it's for

Homeowners reclaiming the garage for parking or conversion, executors handling a deceased estate, landlords prepping a property for sale or let, downsizers, and anyone who hasn't seen their garage floor in a decade.

When you need it

Before a garage conversion, before a house sale, after a bereavement, before starting any new garage project (workshop, gym, EV charging), or when the clutter has migrated past the up-and-over door.

Why professional

Garage clearance is the single most-postponed home job — and the one that always ends up costing the most when finally tackled. Old paint and chemicals are kept separate from general waste and disposed of responsibly; old fridges, freezers and electricals recycled or disposed of correctly. An experienced crew sorts it in a few hours; DIY takes 4 weekends and 3 tip runs.

If you leave it

What it costs to put this off.

  • Old petrol, motor oil and brake fluid can become unstable over time and are a real fire hazard, especially in a warm or enclosed garage.
  • A cluttered attached garage adds fire load right next to your home — clearing it lowers the risk.
  • A garage you can't park in adds wear and de-icing costs to your car, and can put buyers off when it clearly can't fit one.

Common mistakes

The traps to avoid.

  • Pouring old oil down the drain — illegal, traceable, and triggers Scottish Water enforcement.
  • Putting paint tins in the wheelie bin — refused by the council and you're back to square one.
  • Hiring a skip and DIY-ing — three weekends in, you're still finding boxes behind boxes.

Our process

How a typical garage clearance runs.

Same process every job — from your first call to the final tidy-up.

  1. 01

    Free site assessment

We visit (or review your photos) and, once we've seen the job in person, give you a clear, written, fixed-price quote — no hourly clock, no surprise disposal fees. Once it's in writing, the price won't change.

  2. 02

    Walk-through & sort

We start at the door, work to the back. You keep what you want; everything else goes into recycle / hazardous / dispose streams at the van.

  3. 03

    Appliance & chemical sorting

Old fridges, freezers, tools and electricals recycled or disposed of correctly. Paint, oils, fuels and chemicals kept separate from general waste and disposed of responsibly. Nothing illegal goes in the back of the van.

  4. 04

    Tidy & oil-spot note

Floor left tidy. Any oil patches or paint spills noted so you know the as-left state before any conversion or sale work.

  5. 05

    Final tidy & sign-off

Doors locked, keys returned, property left tidy. Where a property is being resold or re-let we can arrange cleaners to come in. SEPA waste transfer note available on request.

Benefits

What you actually get
when you book SK.

One-visit clearance

Most domestic garages cleared in 2–4 hours. Estate or hoarded garages 4–8 hours, same day.

Hazardous chemicals handled correctly

Paint, oil, fuel, brake fluid, weed killer, white spirit — all kept separate from general waste and disposed of responsibly.

White goods & electricals handled

Old freezers, fridges, tumble dryers, power tools — recycled or disposed of correctly, no fly-tip risk.

Floor left tidy

Ready for parking, conversion, gym fit-out, EV charger install or sale viewing. Where you need a deeper clean, we can arrange cleaners to come in.

Working tools recovered

Quality hand tools, drills, mowers and bikes set aside for re-use rather than landfill.

Fixed price, no creep

Quoted by garage size and fullness — written, no hourly clock.

In detail

Everything that falls under garage clearance.

Single garage clearance

Typical single garage (16–18 m²): 2–4 hours for two crew. Tools, white goods, mowers and lawn equipment, paint and chemicals, old furniture, sports gear, and the inevitable 30+ year archive of paperwork in damp boxes. Floor left tidy on completion.

Double garage & detached garage clearance

Double garages or detached workshops can hold 8–15 cubic metres of accumulated contents — 4–8 hours for crew of 3. Often contains car parts, motorcycle components, power tools and machinery requiring extra care for safe handling and correct scrap routing.

Pre-conversion garage clearance

Garage being converted to living space (utility, gym, home office, granny annex)? We clear and tidy, and where required, lift any old shelving, workbenches and water-damaged plasterboard. Coordination with your converter so the trades can start the day after we leave.

Hazardous & restricted items in garages

Common finds: old motor oil, petrol cans, brake fluid, weed killer, paint, white spirit, creosote, motorcycle batteries, old fire extinguishers. We handle all domestic-quantity hazardous waste — kept separate from general waste and disposed of responsibly. The only things we can't take are car tyres and asbestos; asbestos needs a licensed specialist, and we're happy to point you in the right direction.

Cars, motorcycles & end-of-life vehicles

End-of-life cars and motorbikes need to be processed at an Authorised Treatment Facility under the End-of-Life Vehicles Regulations — we'll point you to a local ATF and coordinate the rest of the garage clearance around the vehicle removal. Loose car parts (panels, exhausts, engine blocks) we route to scrap.

How much does garage clearance cost?+

Every garage is quoted individually based on its size and how full it is. Once we've seen the job — in person or from your photos — you get a clear, fixed price in writing, with no hourly clock and no surprise disposal fees.

How long does it take?+

Standard single garage: 2–4 hours. Double or detached: 4–8 hours. Hoarded garage with 30+ years of contents: occasionally a second visit, told upfront.

Will you take old paint, oil and chemicals?+

Yes — old motor oil, brake fluid, paint, weed killer, white spirit and creosote are kept separate from general waste and disposed of responsibly. Don't pour them away or bin them — both routes carry fines.

Can you take a fridge or freezer that's in the garage?+

Yes — included in your quote. Old fridges and freezers are recycled or disposed of correctly.

What about old car or motorbike parts?+

Loose parts (panels, exhausts, engine blocks, wheels) routed to scrap. Whole end-of-life vehicles need an Authorised Treatment Facility — we'll point you to a local ATF and coordinate around the vehicle removal.

Will the floor be left tidy?+

Yes — we leave the floor tidy and note any oil patches or paint spills so you know the as-left state. Where you need a deeper clean before parking or conversion, we can arrange cleaners to come in.

Do I have to be home?+

Not necessarily — if access is straightforward (side gate, garage opens to the outside, keys with a neighbour), we can carry out the clearance while you're away and let you know once it's done. Common for landlords and out-of-town family handling probate.

Can you do it before my house viewing?+

Yes — we know how much value a parking-ready garage adds at viewings. Fast booking on most jobs; urgent pre-viewing slots usually available.

Is there anything you can't take?+

Just two things — car tyres and asbestos. Asbestos needs a licensed specialist for safe disposal, so we're always happy to point you in the right direction.

Do you cover my area?+

Full Ayrshire and Clyde coast: Largs, Ayr, Kilmarnock, Irvine, Troon, Prestwick, Saltcoats, Wemyss Bay.
