Overview

Shed Clearance explained — in plain English.

What it is

Emptying the contents of a garden shed, summerhouse or outbuilding — and optionally dismantling and removing the structure itself, leaving a clean concrete base or bare ground.

Who it's for

Homeowners selling the property, gardeners reclaiming the space, executors clearing an inherited property, landlords prepping for tenant change-over, and anyone whose shed has become a 'we'll sort it later' graveyard.

When you need it

Before a house sale (a cluttered or neglected shed can put buyers off and weaken offers), during a garden re-design, after a bereavement, when a shed has become structurally unsafe, or when you simply want the garden back.

Why professional

DIY shed clear-outs typically take two full weekends, expose you to rusted tools, old chemicals, mouse droppings and wasp nests, and leave you driving back-and-forth to the tip. A short visit from our crew sorts what a weekend wouldn't.

If you leave it

What it costs to put this off.

  • Old paint, fuel and chemicals stored for years can become a fire hazard, especially in summer heat.
  • Rotting shed timber draws rats, which spread to neighbours' properties and trigger environmental health notices.
  • A cluttered or neglected shed can put buyers off and weaken offers — buyers see 'work to do' before they see the house.

Common mistakes

The traps to avoid.

  • Putting paint and chemicals in the general bin — illegal and a fire risk in collection trucks.
  • Trying to take a 12x8 shed down DIY without realising the felt roof contains tar — landfill-restricted.
  • Skipping the dismantle and leaving the base in place — buyers want to see usable garden, not a rotten footprint.

Our process

How a typical shed clearance runs.

Same process every job — from your first call to the final tidy-up.

  1. 01

    Free site assessment

We visit (or review your photos) and, once we've seen the job in person, give you a clear, written, fixed-price quote — no hourly clock, no surprise disposal fees. Once it's in writing, the price won't change.

  2. 02

    Empty the contents

Tools, timber offcuts, paint, garden chemicals, bric-à-brac — all sorted into recycle and dispose streams at the van.

  3. 03

    Dismantle (optional)

Structure broken down safely — timber to biomass, felt and tar to licensed disposal, metal fixings to scrap. Concrete base left tidy.

  4. 04

    Hazardous-item routing

Old paints, oils, fuels and garden chemicals are kept separate from general waste and disposed of responsibly — never just thrown in with everything else.

  5. 05

    Final tidy & sign-off

Doors locked, keys returned, property left tidy. Where a property is being resold or re-let we can arrange cleaners to come in. SEPA waste transfer note available on request.

Benefits

What you actually get
when you book SK.

Fast turnaround

Most shed clearances take a few hours — typically 90 minutes to 3 hours — emptied or fully dismantled.

Hazardous chemicals handled correctly

Old paints, fuels and weed killers are kept separate from general waste and disposed of responsibly.

Tools recovered

Working hand tools and garden equipment set aside for re-use where you don't want them.

Base left clean

Concrete base tidied up, ready for a new shed, decking, lawn or patio.

Fixed-price guarantee

Quoted up front by shed size and confirmed in writing once we've seen the job in person or from your photos — no hourly creep, no surprise disposal fees.

Hop-on garden tidy

While we're there, we can take that pile of branches or old patio furniture too — add it to the quote on the day at fair rates.

In detail

Everything that falls under shed clearance.

Shed contents clearance (no dismantle)

Typical 6x4 to 12x8 sheds carry 15–40 cubic feet of accumulated clutter. We sort lawnmowers (metal and engines split for proper disposal), strimmers, hedge cutters (battery and petrol units handled separately), hand tools (set aside if working), garden chemicals (kept separate from general waste), paint tins, timber offcuts, old bicycles, kids' outdoor toys, garden furniture and the inevitable mystery bags.

Dismantle and removal

Timber sheds taken down panel by panel — no chainsaws within fence-line of neighbours. Felt and tar roofing bagged separately (hazardous if burned, landfill-restricted). Metal fixings, hinges and locks pulled for scrap recovery. Concrete bases broken up (optional, extra) or swept and left intact. Plastic and metal sheds handled with the same care — plastic shedding recycled by polymer.

Summerhouses & log cabins

Larger structures (8x10 and up, log cabins, summerhouses with electrics) need 4–8 hours and crew of 3. We isolate any electrical supply at the consumer unit before disconnect. Where a shed has an electrical supply, the mains must be isolated by a registered electrician before disconnection — we can help arrange this where needed.

Greenhouses

Aluminium-framed greenhouses dismantled with glass panels removed first and stacked for recycling. Old wooden greenhouses (rotten softwood, putty-glazed) handled with extra PPE — falling glass is the single biggest risk on this kind of job.

Hazardous & restricted items in sheds

Common shed nasties: old motor oil, lawn-mower petrol, paint thinners, creosote, weed killer concentrate. These are all kept separate from general waste and disposed of responsibly — never just thrown in with everything else. The only things we can't take are car tyres and asbestos; asbestos needs a licensed specialist, and we're happy to point you in the right direction.

How much does a shed clearance cost?+

Empty-only of a typical 6x4 to 8x6 shed: £80–£160. Empty + dismantle of an 8x6: £160–£260. Empty + dismantle of a 10x8 or 12x8: £220–£380. Greenhouses and summerhouses quoted individually.

Do you take the shed itself or just the contents?+

Either or both. Empty-only if you want to keep the shed. Full dismantle and removal if it's past its life. The base can be swept clean or broken up if you want a flat lawn.

What about old paint, weed killer and lawnmower fuel?+

We keep these separate from general waste and dispose of them responsibly — never just thrown in with everything else. Don't pour them into the bin or down drains — both are illegal and trigger council enforcement.

Can you take old shed roof panels?+

Standard timber, felt and corrugated bitumen panels — yes, included in the clearance. If a panel looks like older cement sheet, we'll let you know on the site visit and point you to the right specialist contractor for that element.

How quickly can you come?+

We aim to get most shed clearances booked in quickly. Urgent next-day slots usually available.

Do I need to be home?+

No — if the shed is accessible from a side gate or driveway and you're happy to confirm the work by photo on completion, we can attend without you. Common arrangement for landlords.

What if my shed has electrics?+

We isolate at the consumer unit before disconnect. Where a shed has an electrical supply, the mains must be isolated by a registered electrician before disconnection — we can help arrange this with a local sparkie where needed.

Will you tidy up after?+

Yes — we tidy the base or ground area as we go. If you're putting a new shed up the next day, you can do so on a clean slab.

Do you take greenhouses?+

Yes — aluminium-framed glass greenhouses dismantled with glass safely stacked for recycling. Wooden putty-glazed greenhouses handled with extra care due to falling-glass risk.

Do you cover my area?+

Full Ayrshire and Clyde coast: Largs, Ayr, Kilmarnock, Irvine, Troon, Prestwick, Saltcoats, Wemyss Bay. No travel surcharge inside the service area.
