Overview

House Clearance explained — in plain English.

What it is

House clearance is the complete (or partial) removal of furniture, appliances, personal belongings and general household contents from a property — sorted on-site, then sorted, recycled and responsibly disposed of.

Who it's for

Families dealing with bereavement and probate, landlords resetting a rental between tenants, estate agents preparing a property for sale, homeowners downsizing, and executors handling deceased estates.

When you need it

Typically after a bereavement, end of tenancy, house sale, downsizing move, separation, hoarding intervention, or before a renovation. Most clients call when they need the property emptied within 5–10 days.

Why professional

DIY clearance routinely takes 3–5x longer than expected and exposes you to fly-tip fines (up to £5,000), insurance gaps and back injury. A licensed clearance crew finishes a 3-bed in a single day, gives you legal disposal paperwork, and protects the property's resale condition.

If you leave it

What it costs to put this off.

  • Empty properties left unattended attract squatters, vermin and insurance refusal — most home policies void cover after 30 days unoccupied with contents inside.
  • Probate sales stall when the house can't be viewed. Every week of delay costs the estate roughly 0.2% of the sale value in fees, council tax and lost interest.
  • Damp, mildew and pest damage compound the longer soft furnishings sit in a closed-up house — what's worth £500 today is landfill in six months.

Common mistakes

The traps to avoid.

  • Hiring an 'unlicensed man with a van' — if your waste is fly-tipped, the fine lands on YOU as the householder, not the carrier.
  • Booking a skip without a permit and paying daily hire while neighbours complain.
  • Throwing away items of sentimental or personal value before the family has had a chance to see them — we always walk the property with you first.

Our process

How a typical house clearance runs.

Same process every job — from your first call to the final tidy-up.

  1. 01

    Free site assessment

We visit (or review your photos) and, once we've seen the job in person, give you a clear, written, fixed-price quote — no hourly clock, no surprise disposal fees. Once it's in writing, the price won't change.

  2. 02

    Walk-through & sort

On arrival, we walk the property with you (or your agent) and ring-fence anything being kept, sold or scrapped. Nothing leaves until you've signed off.

  3. 03

    Room-by-room clearance

We work top-down — loft, bedrooms, living areas, kitchen, garage. Heavy items dismantled in situ. Floors protected. Carpets lifted if requested.

  4. 04

    Licensed disposal & recycling

Loads taken to SEPA-licensed transfer stations. WEEE (white goods, electricals) routed for compliant recycling.

  5. 05

    Final tidy & sign-off

Doors locked, keys returned, property left tidy. Where a property is being resold or re-let we can arrange cleaners to come in. SEPA waste transfer note available on request.

Benefits

What you actually get
when you book SK.

One-day turnaround

Most 2–3 bed properties cleared in a single working day, often the same week you call.

Estate-grade discretion

Quiet, respectful crew. No 'house clearance' signage in the windows, no fuss outside.

Insurance-safe paperwork

SEPA waste transfer note and public liability certificate available on request in writing — what your solicitor and insurer will ask for.

Resale-ready finish

Property left tidy and ready for marketing photos or end-of-tenancy inspection. Where a property is being resold or re-let we can arrange cleaners to come in.

No skip, no permit

We bring 3.5t and 7.5t vans — no road permit, no neighbour disputes, no fly-tip risk.

Charity donations where possible

Where items are still in good order we donate to local charities such as Sense Scotland and the Ayrshire Hospice — better outcomes than landfill, at no extra cost to you.

In detail

Everything that falls under house clearance.

What we clear (and what we don't)

Standard household contents — sofas, beds, wardrobes, dining sets, white goods, electronics, clothing, kitchenware, books, garden furniture, tools, bric-à-brac and general waste. WEEE-class items (fridges, freezers, TVs) handled under the producer-responsibility scheme. We also handle paints, oils and small chemical containers where volumes are domestic. Items in good condition are donated to local charities including Sense Scotland and the Ayrshire Hospice wherever possible.

Probate & deceased estate clearances

We work with solicitors and executors across Ayr, Kilmarnock, Largs, Troon and Prestwick. Our process: sealed-room option (one room kept locked until family arrives), and careful handling so anything sentimental, valuable or legally important stays with the family. Quotes can be issued in the deceased's estate name for direct settlement from the estate account.

Landlord & end-of-tenancy clearances

Abandoned tenancy clearances follow the Housing (Scotland) Act 1988 abandonment procedure where required — we hold uplifted items for 28 days on request, provide photographic inventory, and issue invoices in your letting agency's name. Turnaround between tenants is typically 48 hours from call. Bond-deductible work itemised on the invoice for First-Tier Tribunal evidence.

Hoarded property clearances

Severe hoards (Clutter Image Rating 6–9) handled with full PPE, room sealing, and where required, environmental health liaison. We've cleared 4-bed properties with floor-to-ceiling contents in 3–4 days. No additional charge for accumulated waste density — the quote is based on van loads, not 'difficulty'. Sensitive, judgement-free crew.

Residential vs commercial differences

Residential clearances run with 2–3 crew and 3.5t vans, typically £25–£90 per cubic yard depending on volume. Commercial clearances (offices, retail, end-of-lease) often need out-of-hours access, careful handling of data-bearing IT, and a 7.5t with tail-lift — see our Commercial Property Clearance page.

How much does a full house clearance cost in Ayrshire?+

Typical 1-bed flat clearances start around £180–£280. A 2–3 bed semi usually falls between £400–£750 depending on volume and access. A 4-bed detached or hoarded property £800–£1,800. You always receive a fixed written quote before we start — no hourly billing.

How long does a house clearance take?+

Most 2-bed properties: 4–6 hours. 3-bed semis: a single working day. 4-bed or heavily filled homes: 1.5–2 days. Hoarded clearances: 2–5 days. We schedule based on van loads, not hours, so the crew won't slow down to bill more.

Can you do an emergency same-week house clearance?+

Yes. Most Ayrshire jobs booked within 48 hours, and we keep slots open each week for urgent landlord, estate and probate clearances. Call 07480 164649 and ask Scott directly.

Will you take everything in one visit?+

On 9 out of 10 jobs, yes — we bring 3.5t vans and return for a second load same-day if needed. Only severely hoarded or unusually large estates run into a second day, and you're told that upfront.

Do you provide a waste transfer note?+

Yes — on request. SK Removals & Clearance is a SEPA-registered waste carrier (registration available on request). Just ask and we'll email a waste transfer note over for your records — useful if your solicitor, landlord or insurer needs one.

What happens to items of value?+

We flag anything that looks of sentimental, antique or personal value before removal so you can decide whether to keep it. We don't 'discover' items after the fact — full transparency, every job.

Are you insured if something gets damaged?+

Yes — fully insured with public liability and goods-in-transit cover. Certificate sent on request.

How long is a quote valid for?+

30 days. If the property condition changes materially before we attend, we'll re-quote on arrival — but you're never obligated to proceed.

Do you clear properties outside Largs?+

Yes — full Ayrshire coverage: Ayr, Kilmarnock, Troon, Prestwick, Irvine, Saltcoats, Wemyss Bay, and the wider Clyde coast. No travel surcharge inside our service area.
