What it is

Complete (or partial) clearance of attic and loft spaces — items carried down by trained crew, sorted on the landing, removed by van. Includes floor and stair protection during the carry-down.

Who it's for

Anyone selling a house, downsizing, dealing with a bereavement, handling probate, or who simply hasn't been in their loft since 2003 and wants the space back for insulation, conversion or storage.

When you need it

Before a loft conversion, before a house sale (surveyors look in lofts), during downsizing, after inheriting a property, or before topping-up insulation (you can't insulate around 30 years of boxes).

Why professional

Loft clearance is one of the highest-risk DIY jobs — loft falls are a common and serious injury risk, especially for the over-50s. A trained two-person crew with proper kit clears in three hours what would take you two weekends and a back injury.

Standard residential loft clearance

Most Ayrshire houses have 20–40 boxes plus old suitcases, broken furniture, Christmas decorations, kids' toys and the inevitable rolls of unused carpet. Two-person crew clears a standard semi loft in 2–3 hours. Loose-laid loft boards lifted if needed to access items behind purlins.

Hoarded or 'full to the rafters' lofts

Lofts so full you can't see the back wall — typically 4–6 hours for two crew. Insulation often completely compressed and needs re-spreading after. We've cleared lofts with 60+ years of accumulation in a single visit.

Pre-loft-conversion clearance

If a loft conversion is booked, we clear and prep — including lifting old loose-laid boards, bagging fibreglass insulation for the conversion team, and noting any visible roof issues (slipped tiles, daylight, condensation marks) so you can flag them to the converter before quotes go in.

What we find (and protect)

Routinely surfaced from Ayrshire lofts: war medals, photo albums, share certificates, old passports, deeds, vinyl records (some valuable), 1950s–80s toys with collector value, antique luggage, old tools. We flag and set aside — nothing leaves until you've seen it.

Hazards we plan for

Old fibreglass insulation (skin irritant — PPE worn), bird and rodent droppings (mask + PPE), wasp nests (assessed before entry — live nests need pest control first), exposed nails and rough purlins, and the simple fact that loft floors are usually only joists with no boarding. How much does a loft clearance cost?+

Lightly-used loft: £140–£220. Standard semi loft (20–40 boxes): £220–£340. Heavily-filled loft: £340–£480. Hoarded or multi-decade accumulation: £480–£700+. All quotes fixed in writing.

How long does it take?+

Standard semi loft: 2–3 hours. Full loft: 3–5 hours. Hoarded loft: 5–8 hours, occasionally a second visit. We don't slow down to bill more — quotes are by job, not by hour.

Do I have to go up the ladder?+

No. The carry-down is what you're paying us for. You stay on the landing, sort what we bring down, and we deal with the rest.

Will you damage the carpet on the way down?+

We take care to protect floors and stairs with dust sheets and runners as standard.

What if there's a wasp nest or pigeon mess?+

We assess before entry. Live wasp nests need pest control first (we'll pause and re-book). Bird droppings handled with full PPE and bagged separately as biohazard.

Can you do it without me being home?+

Yes if access is straightforward and you're comfortable confirming by photo. Common for landlords and out-of-town family handling probate.

Do you take the insulation away too?+

If you'd like the insulation removed (for example before re-insulating), just let us know in advance and we'll factor it into the quote.

What about old paperwork — bank statements, deeds?+

If you ask us to keep an eye out for personal paperwork, we'll set it aside for you to look through rather than binning it. Old confidential paperwork you want shredded can be handled via a separate licensed shredding partner on request.

Can you take down a loft ladder or hatch frame?+

Yes — usually as part of a pre-conversion clearance. Quoted separately as it requires a small amount of joinery.
