    Pre-demolition survey

    Visual inspection for regulated materials, gas/electric/water service routes, party-wall touches and overhead cables. Anything notifiable is flagged and referred to the relevant specialist contractor before we proceed.

    Isolation & make-safe

    Gas, water and electricity isolated at supply — electrical and gas isolation arranged via a registered tradesperson where required. Glass, ceramics and brittle items removed first. PPE and dust suppression set up.

  4. 04

    Demolition & clearance

    Structure brought down section by section — no swing-ball, no surprises for neighbours. Materials sorted at point of breakdown — brick to crushed-aggregate recycling, timber to biomass, metal to scrap.

  5. 05

    Final tidy & sign-off

    Doors locked, keys returned, property left tidy. Where a property is being resold or re-let we can arrange cleaners to come in. SEPA waste transfer note available on request.

Outbuilding & shed demolition

Garden sheds, timber outbuildings, single-skin brick stores, prefab concrete garages and old greenhouses. Foundations broken out (optional) or left intact for re-use. Site left tidy and ready for new build, lawn or paving.

Conservatory removal

uPVC and aluminium conservatories dismantled, glass safely stacked for recycling, base broken out if required, and the existing house wall made good (weather-tight) ready for the next stage of works. Coordination with a local builder for permanent wall reinstatement available.

Internal strip-outs

Kitchen rip-outs (units, worktops, appliances, tiles), bathroom strip-outs (suite, tiles, flooring, partition walls), and removal of internal stud walls (subject to engineer sign-off on anything load-bearing — we don't take down structural walls without it). Common pre-refit job, often turned around in one day.

Pre-survey & regulated-material protocol

Pre-2000 garages, sheds and outbuildings sometimes contain regulated cement-based materials in roof sheets, downpipes or soffits. We identify these on the pre-survey, refer to the correct licensed specialist for removal, and return to finish the demolition and clearance once they've issued their clearance certificate.

What we don't do (and why)

We don't take down load-bearing walls without a structural engineer's calculation and sign-off (gable walls, supporting walls, chimney breasts). We don't carry out full-house demolition (planning, party-wall and method statements push this into a different licensing tier). On larger or developer jobs we coordinate with the principal contractor under CDM 2015.

How much does light demolition cost?+

Garden shed dismantle and clear: £160–£300. Single-skin brick garage demolition + clear: £900–£1,800. Conservatory removal: £700–£1,400. Kitchen strip-out: £350–£700. Bathroom strip-out: £300–£600. All fixed-quote.

Can you take down a brick garage?+

Yes — single-skin or double-skin, prefab concrete or block-built. Roof type matters: if it's a regulated cement-based sheet (common pre-2000), it needs a licensed specialist contractor to remove that element first.

Do I need planning permission?+

Most outbuildings, sheds and conservatories: no. Larger garages, anything attached to a listed building, or anything in a conservation area: check with local planning first. We can advise but won't proceed if there's a planning question — protecting you.

What if regulated materials are found?+

If we identify any regulated materials on the pre-survey we stop, refer to the correct licensed specialist, and return to finish the demolition and clearance once their work is complete.

Can you take down an internal wall?+

Non-load-bearing stud walls: yes. Load-bearing walls (anything carrying floor or roof load): only with a structural engineer's calculation and sign-off, and usually with a builder fitting the steel/beam — we coordinate this.

How long does it take?+

Shed: half a day. Conservatory: 1 day. Brick garage: 1–2 days. Internal strip-out: 1 day. Fixed in writing on your quote.

Will you damage my driveway / lawn?+

We use protection boards on lawns and drives where vans and skips are loaded. Fully insured for accidental damage — but we've never paid a claim on driveway damage in 14+ years.

Do you take the rubble away?+

Always — that's the point of combining demolition with clearance. No separate skip. Brick crushed and recycled for aggregate, metal to scrap, timber to biomass.
